Orion was engaged by the client for Project Management, Engineering Design and Construction Management. The services provided involved Development Application (DA) preparation through to registration.
Orion managed the Design, Construction, and Project Management for a 19-lot residential development in Greater Sydney. Despite challenges with creek water levels and existing infrastructure, Orion utilised innovative solutions to keep the project on track, saving the client time and money.
The Albert Park project, also known as Albert Park Stage 3 (North), is a subdivision of land, creating 19 residential lots and constructing a riparian corridor. The works included:
- Road construction
- Stormwater works
- Associated civil works
Specifically, this consisted of constructing 7535m2 of pavement, significant stormwater drainage, large culvert structures, headwalls, Gross Pollutant Traps (GPTs), a riparian corridor and three bio retention basins.
The project was intricate, and we faced constraints working within a watercourse.
Some of the major challenges included:
- Rising creek water levels during wet periods made it difficult to complete civil works.
- The project was situated between existing completed subdivisions to the site’s north and south, requiring the project team to deal with existing residents, coordinate material deliveries and work with the Council and client to find proactive solutions.
- Design and construction processes needed to consider existing Telstra services (overhead and underground) along Boundary Road.
To mitigate the challenge of working within a watercourse, particularly during wet periods, the construction team liaised with the Principal Contractor to find solutions to reduce the risk of rain impacting the critical path. We created temporary diversions by implementing sediment and erosion controls measures so that water was discharged around the work areas.
Orion provided timely traffic management change updates to the Council and other stakeholders during construction. This communication included letterbox drops and installing advanced warning signs during construction.
The team reviewed the site and investigated the existing Telstra services by potholing around the services in various locations. Orion worked with the Principal Contractor to identify any site construction constraints and developed an intricate design solution that avoided the need to relocate the Telstra services.
