19, 20 & 114 Ridge Square, Leppington, is a residential development subdividing three land parcels in the southwest growth precinct, creating 120 Torrens title residential lots and a reserve lot for future open space.
The works included:

- tree removal
- land remediation
- bulk earthworks
- road construction
- stormwater drainage
- service utility infrastructure
To ensure the successful registration of the development, Orion managed the delivery of critical sewer and potable water infrastructure which would see the required connection of this subdivision into the broader Sydney Water infrastructure network. This required a multi-disciplinary approach from Orion's in-house suite of service offerings for its successful delivery.
Project Management
Orion’s project management team was engaged to carry the development from its due diligence to Subdivision Certificate to facilitate the lot registration. As of writing this, Orion has successfully driven the project beyond the DA determination and Subdivision Works Certificate stages, with it currently into the construction phase.
The project management team also managed service designs and applications, including two major pieces of lead-in infrastructure that supplied potable water and sewer to the development.
Construction
Our in-house construction experts and superintendents managed the tender management process, contract preparations and utilities clash review. They are currently on site providing their superintendent services and construction expertise to ensure the smooth delivery of the development.
Design
Our expert civil designers and engineers were engaged to design the development’s Subdivision Works which span three separate rural allotments. In addition, clash detection was employed throughout the design process to ensure synergy across the development’s design disciplines.
Water Services Coordinator
Our WSC team provided service designs and applications, including driving detailed design and project briefs across the two pieces of lead-in infrastructure required to service the site. This involved managing sub-consultants and external authorities, such as TfNSW. Our WSC team is currently involved with the utility infrastructure construction, ensuring compliance with activities and testing requirements.
The Ridge Square development consisted of complex existing services, requiring expert review to develop a comprehensive construction sequencing strategy.
Complexities arising from service adjustments and relocations during construction sequencing had the potential to significantly impact the delivery program. This risked impacting our client’s critical milestones – PC, Subdivision Certificate, and registration – all tying in the most critical milestone of all: settlements.
To compound the challenges in service coordination, the construction of the lead-in infrastructure introduced an additional layer of coordination. This involved engaging various tenderers selected through Sydney Water’s procurement scheme and tender process.
With a high degree of layering across stakeholders (including authorities, contractors, and consultants), risks and concerns were raised and needed addressing.
Stakeholder engagement was crucial to the project’s success. Orion proactively engaged with key stakeholders to:
- employ cohesion across all stakeholders;
- inform all stakeholders of the project’s progress;
- offer professional advice;
- facilitate a collaborative approach to meet milestones; and
- organise multiple workshops (on-site and remotely).
Orion has managed risk and opportunities throughout this project, which proved invaluable to our clients. The Orion team earned the client’s trust, allowing them to focus on their duties as developers with no distractions from the other parties.
Construction activities are close to an end, and Orion are well into preparations for the Subdivision Certificate.
