The NSW Department of Planning, Housing and Infrastructure are currently exhibiting an Indicative Layout Plan (ILP) for the Riverstone East Stage 3 Precinct. The ILP will seek to deliver approximately 3,600 dwellings for a population of approximately 11,000 people. Construction is expected to start from FY2028/29.
Noteworthy inclusions of the ILP include:
- A mix of residential zones including low, medium, and high density residential with density bands ranging between 25 to 100 dwellings per hectare.
- Two zoned school sites (one primary and one secondary) and two zoned community facilities.
- Open Space including six playing fields across three sites totalling 15.7 hectares, 33.4 hectares for stormwater management, and 36.5 hectares for passive open space (including blue green infrastructure along creek channels and 8.66 hectares of urban bushland). The extent of open space included is noted to respond to new growth as well as the existing population created in Riverstone East Stages 1 and 2 exceeding initial estimates.
- All new developments must include provision for 10% affordable housing.
- A 40% tree canopy cover target.
The ILP and Explanation of Intended Effect is on exhibition until 14 March 2024.
